A record share, in a slower quarter
Foreign demand stood out in Spain’s latest property figures. The Colegio de Registradores counted just over 26,800 purchases by foreign buyers in the second quarter of 2026. That represented 15.98% of all registered home purchases, the highest share in the series.
The wider market was not simply racing upward. Spain recorded 167,934 home purchases in the quarter, 5.7% fewer than in the previous quarter and 2.3% fewer than a year earlier. International demand therefore strengthened both in number and in share while total activity cooled. That contrast is more useful than a headline that only says demand is “booming”.
Europe remains at the centre
Buyers from the European Union represented 57.39% of foreign purchases and other European countries another 16.75%. British, Dutch and German buyers were the three largest named groups, with respective shares of 6.99%, 6.94% and 6.11% within the foreign-buyer total.
Every autonomous region recorded a higher foreign share. In the Comunitat Valenciana it reached 31.03%, placing the region just behind the Balearic Islands. This helps explain why daily life on the Costa Blanca feels genuinely international: schools, services, flights and neighbourhoods connect people from many countries throughout the year.
What the figure does—and does not—tell you
A record share does not mean every property is suitable or every price is justified. It says that international buyers remain an important part of the market. The quality of an individual decision still depends on the micro-location, legal checks, building condition, ongoing costs and how the home will actually be used.
Local housing pressure also matters. A responsible purchase starts with respect for the neighbourhood and a clear view of residency, rental and community rules.
