A nota simple is an informative extract from the Property Registry. The Registradores’ buying guide explains that it can contain the property description, ownership, mortgages, embargoes, easements, tax annotations and other registered circumstances. It is a core check, not a complete property guarantee.
Match the document to the home
Compare address, registry description, surface references, annexes, parking and storage with what is being sold. Ask about discrepancies between registry, cadastre, planning records and physical reality. A difference can be innocent, correctable or significant; do not diagnose it from appearance alone.
Read burdens in context
An old mortgage entry, easement or attachment requires explanation and a documented cancellation or completion route where necessary. Confirm who owns the property and who has authority to sign. Obtain a current extract close enough to the transaction to remain useful.
Add the checks it cannot provide
